
PROJECT MANAGEMENT
For special projects, Mason Construction Company can work directly with clients to build their home. We have outlined services we offer as a Project Manager.
Design & Pre-construction
Design Phases: We first meet with you to discuss project goals and budget and if needed, refer to local reputable Architects. If you already have selected an Architect, we will set up a meeting to discuss the design. For smaller projects, we can work with you on a design.
Pre-Construction Phase:
Prepare Project Summary Documents
Develop a concise project budget and estimate
Assist client and/or architect with project selections
Create reasonable allowances for selections
Develop and critique a Master Schedule for the duration of the project
Review all contract documents
Apply and obtaining building permits
Meet with engineers
Meet with county inspectors for project planning and site layout
Construction
Identify any potential cost savings throughout the project duration
Meet and discuss scope of work with subcontractors and obtain bids
Complete material take-offs and assist with direct purchasing from suppliers on owner’s behalf
Oversee and report on job site activities - ensuring proper use of materials, application, building code adherence, and enforce safety standards
Conduct project meetings with clients before, during, and after milestones
Advise on all change orders
Meet with county inspectors to ensure timely and passing inspections
Create and maintain checklists for subcontractors to avoid delays and mistakes
Review all invoices and recommend for payment
post-construction
Verify substantial completion per all contracts
Oversee final inspections
Create and manage final punch lists
Review warranties - materials and labor
Assist with final invoices and payments
Create a “Home” Manual with all documents and manuals
Obtain “Release of Liens” with subcontractors and suppliers
